Villa Persia is a newly built four-bedroom villa on the Pacific side of Pedregal, the gated hillside community above Cabo San Lucas. Across roughly 4,500 square feet it sleeps up to 12 guests, with clean contemporary lines, designer finishes and bright open living spaces that run straight out to the terrace. It is a single-level home, which is unusual in Pedregal and makes it a practical choice for groups who would rather not deal with stairs. The marina, the beaches, the dining and the nightlife of downtown Cabo San Lucas are minutes away, while the community itself stays quiet and private.

Indoor Living

The interiors are modern and open-plan, with designer finishes and an easy flow between the living room and the terrace. There is a full kitchen with coffee maker, wine fridge, water filtration and a bar, alongside indoor dining. A fireplace anchors the living room. The house runs on a smart home system with air conditioning, ceiling fans, wireless internet, stereo, television, washer and dryer, safe and toiletries provided. All four suites have Smart TVs and private bathrooms, and the property is solar powered.

Outdoor Living

The terrace holds a private pool and hot tub with uncovered deck and patio space, lounge chairs and umbrellas, positioned for the ocean views. There is an outdoor dining area, BBQ and grill, a fire pit and an outdoor fireplace, with outdoor speakers through the terrace. Whale watching from the terrace is possible during migration season. Tennis is available within the Pedregal community, and the property has outdoor security cameras and private parking.

How many guests does Villa Persia sleep?

Up to 12 guests across four suites with five bathrooms. Two suites have king beds and two have two queen beds each, and every suite has a private bathroom and a Smart TV.

Can you walk to the beach, and is it swimmable?

The villa is on the Pacific side of Pedregal, close to the beach. That stretch is good for sunbathing and beachcombing, but big Pacific waves make it unsuitable for swimming. For swimming, guests use the private pool at the villa, or head to Medano Beach, less than a mile away, where the water is calm.

Is Villa Persia on one level?

Yes. It is a single-level home, which is unusual in the Pedregal hillside and makes it a practical choice if anyone in your group would rather avoid stairs.
