About This Villa

Why this villa works

Casa Picasso is a newly built eight-bedroom villa in Pedregal, the gated hillside community immediately above downtown Cabo San Lucas. It sleeps up to 26 across multiple levels, with floor-to-ceiling glass carrying Sea of Cortez and marina views through most of the house and a rooftop terrace above.

Two things set it apart from the rest of the Pedregal inventory. The pool is a three-tier, infinity-edge, ocean-facing design with a glass-bottomed section and bar seating in the water. And below the living floors sits a dedicated celebration room — 98-inch screen, full bar, poker table, billiards and a dance floor — built so an evening can run late without carrying through the bedrooms.

The house, its furnishings and its fittings were all completed at the same time, so there is none of the mismatch that accumulates in a villa furnished over many years. The marina, restaurants and nightlife of downtown Cabo San Lucas are about five minutes’ drive down the hill — walkable in that direction, though Pedregal is steep enough that most guests take a car or golf cart back up. Pedregal Beach is a short golf cart or car ride.

Indoor Living

Living space runs across multiple levels connected by floating staircases and open-air corridors, with floor-to-ceiling glass on the ocean side. The main living room has a 65-inch television, an electric fireplace and seating built for a large group, alongside a professionally equipped chef's kitchen and a formal dining room. The celebration and games room is the villa's centrepiece for groups: a 98-inch screen, full bar, poker table, billiards, a dance floor and furniture that can be moved or supplemented with event rentals. High-speed WiFi, smart televisions, premium sound and climate control run throughout. On the wellness side the villa has a sauna, a steam room, a full-size gym and a cold plunge. Yoga mats are provided, dumbbells, kettlebells and similar equipment are available on request, and a yoga instructor or personal trainer can be arranged through the concierge.

Outdoor Living

The outdoor space is the reason to book this villa. A three-tier, infinity-edge pool faces the ocean with a glass-bottomed section, bar seating in the water, a tanning ledge and in-water chaise loungers. Around it sit multiple sun terraces, shaded outdoor living and dining areas for al fresco meals, and lounge decks on several levels. A rooftop terrace tops the house with panoramic views over the marina and the Sea of Cortez, and works equally for morning yoga or evening drinks. Several bedrooms open onto their own private balconies. Just around the corner, Pedregal's community sports courts — tennis, basketball and pickleball — sit alongside a courtside restaurant.

Bedrooms

Eight bedrooms sleeping up to 26. Three rooms have king beds, which the owner describes as custom 8 x 10 ft; four rooms have two queen beds each; one room has a queen and a double. That works out at three kings, nine queens and one double, which is how the villa reaches 26 — among the largest capacities in our Pedregal portfolio. Several bedrooms have private terraces or direct outdoor access, and all are dressed in hotel-grade linens. Bathrooms run to eight full plus a powder room, finished with walk-in showers. One detail the owner's listing does not confirm is which bedrooms are en-suite. If that matters to your group, ask us and we will get it in writing before you book.

It is walkable in that direction, but Pedregal is a steep hillside community and most guests take a car or golf cart on the way back up. Pedregal Beach is a short golf cart or car ride — but like the rest of this Pacific-facing coastline it is not safe for swimming, so the villa's pool is where guests swim. Médano Beach, the main swimmable beach in Cabo San Lucas, is a short drive away.
